Start with what is visible.
A mark on stucco is an observation, not a complete diagnosis. We consider its location, surrounding details and other findings before explaining what further evaluation may be appropriate.
Cracking and separation
We document the location and appearance of visible cracks and openings. A photograph cannot determine movement, depth or the condition of concealed materials on its own.
Staining and discoloration
We look at the pattern and nearby exterior details. Dark marks are not automatically mold, and a stain does not by itself prove an active leak.
Before covering the concern
Save photos and note when you first noticed the change. Discuss the condition with your inspector or a qualified contractor before choosing a repair or covering it with paint.
